Recent Changes to The Family Islands Development
Encouragement Act
for Building in the Bahamas
The Family Islands Development Encouragement Act (to expire June 2026) was changed, exempting or reducing import duty on home building materials. The specifics are show below.
Import Duty Exempt Islands: Acklins, Andros, Cat Island, Crooked Island, Current Island (Eleuthera), Gorda Cay (Abaco), Grand Cay (Abaco), Great Stirrup Cay (Berry Islands), Inagua, Little San Salvador (Eleuthera), Little Stirrup Cay (Berry Islands), Long Cay, Long Island, Mayaguana, Moores Island (Abaco), Princess Cay (Eleuthera), Ragged Island & Cays, Rum Cay, San Salvador, Sweetings Cay (Grand Bahama), and Water Cay (Grand Bahama).
Other islands are duty-exempt only for Bahamian and permanent residents. Non-residents will pay 17.5% duty (50% of the normal rate which averages 35%). A 10% VAT (value-added tax) applies to all.

Customs duty on building materials for home construction has been reduced, thus significantly reducing the cost of building a new home or renovating an existing one. The legislation states that import duties on a number of building materials such as plywood, oriented strand board (OSB), insulation, wooden hurricane shutters, aluminum and wood doors, wooden windows and cement board have been reduced or eliminated altogether.
